Some commercial projects begin with a design team already in place. There’s a clear vision of what needs to be built – the next step is finding a partner who can make it happen.
Titus Contracting provides construction and project management services for commercial renovations, tenant improvements, and new commercial spaces across Minnesota. We provide the leadership, hands-on experience, and coordination necessary to ensure a project hits deadlines and remains on budget.
We’re an experienced commercial contractor who can manage the construction process from start to finish, based on your designs.
When plans already exist, the focus shifts to execution.
Our role becomes coordinating the many moving pieces required to bring a project from concept to completion. That includes communication with owners, architects, designers, subcontractors, and inspectors throughout the entire construction process.
Our commercial construction management services include:
We work directly with architects, designers, owners, and franchisees to ensure a project is completed on time, within budget, and with the highest quality output.
Not all commercial projects are the same. Different industries have different operational realities. Our experience across multiple commercial environments allows us to plan for your organization’s unique needs.
Construction projects involve far more than materials and labor. Bringing a vision to life requires a partner who can think beyond a simple to-do list and look at the entire project.
At Titus, we focus heavily on planning and communication long before construction begins. Existing conditions are evaluated, timelines are mapped realistically, and the work is organized into a sequence that allows trades to operate efficiently without interfering with one another.
Because we’re also a design-build organization, we understand the value architects and interior designers bring to a project. When working with outside design teams, we treat them the same way we do our own. Our role is to translate design into construction, working collaboratively to solve challenges and ensure the finished space reflects the original vision.
Lee Lawrence at Titus Contracting did an outstanding job managing my Northern Dispensary Project in Bloomington, MN. As project manager, Lee oversaw the entire process from start to finish and exceeded my expectations in every way. He made sure the job was done right, held high standards throughout, and most importantly, hit every single deadline within my tight construction time window.
What really set Lee apart was that he not only listened to my ideas on design but also brought his years of experience to the table, which made the whole process smooth and stress-free. Lee is a true professional and a great guy to work with!
Jose worked under Lee and handled much of the hands-on work — and he was absolutely fantastic. Jose went the extra mile on everything he was asked to do, and whenever I requested changes, he was quick to jump on them without hesitation. Jose is honestly the best I have ever worked with and I was very lucky to have him on this project.
On top of that, their subcontractors were also great to work with — always on time and delivering quality work, which is truly hard to come by these days.
If I ever need another project done, I will without a doubt be calling Titus Contracting again. Thank you, Lee and Jose, for the incredible work!

We partnered with Lee and his team on the buildout of Pig Ate My Pizza, and the experience was excellent from start to finish. Lee brings a rare combination of professionalism, clear communication, and pride in his work. He does what he says he’s going to do, stays ahead of problems, and keeps things moving without sacrificing quality.
In a business where timelines, budgets, and details all matter, Titus Contracting delivered. The finished space reflects just that; clean execution, thoughtful craftsmanship, and a team that genuinely cares about the outcome.

Construction project management is the coordination of all activities required to complete a construction project. This includes scheduling, subcontractor coordination, permits, inspections, budgeting, and communication between all parties involved.
The goal is to ensure the project moves from planning to completion efficiently and safely.
Yes. Many commercial clients come to us with plans already developed by architects or design firms. In these situations, our role is to manage the construction process and coordinate the trades required to complete the project. Because we also have an in-house commercial design team, we’re also able to offer feedback and feasibility review of a design, if desired.
We do both. We have an experienced in-house construction team that works on our commercial projects. We also partner with local craftsmen and specialty trades to complete projects. Any subcontractor we bring it, we manage.
Yes. Our team coordinates required permits and inspections throughout the project to ensure work meets local building codes and regulatory requirements.
In some cases, yes. We phase our commercial renovations to allow portions of the space to remain operational. We work with business owners to determine how construction can proceed safely while minimizing disruption. However, new tenant build-outs, new build, or major interior demos typically need to be completed before a business can be safely operational. We coordinate with your team on timelines to minimize disruption.
