Trends to Watch in 2018: Multi Housing Remodeling

Staying on top of the latest multi housing remodeling trends is an important part of acquiring new renters. As multi housing remodeling experts in Woodbury, we have put together a rundown of the top trends in multi housing remodeling to watch in 2018.

Easy, Urban Lifestyle

Those who are renters by choice, mostly in their 30s, want high-service, high-amenity living. According to Building Design & Construction Magazine, young urban socials, aka Millennials, will trade space for location and want to live near like-minded people. They also want a low-maintenance, urban experience, enhanced by amenities and technology, that create a communal live-work-play lifestyle.

Some renovations that could accommodate this live-work-play lifestyle include on-site gyms, common areas, easy, efficient laundry, cafes and more. “As apartments are shrinking, common areas are expanding and are being designed to meet the needs of tenants who want to gather socially or do work there.” With today’s health-consciousness, having an on-site fitness center is an attractive amenity to a lot of prospective renters. Titus Contracting has constructed plenty of fitness centers throughout the years, so we can help add one to your building, along with any other amenities you need to enhance the appeal of your property.

Some amenities to consider for your multi housing remodeling project include:

  • Bike storage
  • Spa
  • Wine cellar
  • Cafe
  • Wellness center
  • and more

These are just a few of the multi housing remodeling opportunities the experts at Titus Construction can help you with! Contact us today and we can meet with you to discuss the multi housing remodeling projects that will work best for your unique building.

Life of Luxury

According to Building Design & Construction Magazine “Many renters may aspire to live in or close to downtown, but that lifestyle doesn’t come cheap. A significant percentage of prospective renters are in a financially fragile state, and their housing options are narrowing as more and more developers and investors slavishly pursue deep-pocket customers.” This means, multi housing remodeling that evokes the appearance of luxury will be a major player in the years to come.

Renters want to feel they are living in luxury without the high price tag. Through multi housing remodeling you can achieve the luxurious appearance coveted by today’s renters and bring more tenants in; filling your units. Make smart decisions with your materials and finishes, choosing ones with high aesthetic impact for a more elegant and attractive look to your units.

Not sure where to begin? The multi housing remodeling experts at Titus Contracting can help! We know just what tenants are looking for in your area and work with you to design updates with the ultimate impact.

Titus Contracting Completes Alter Logistics Commercial Remodel

Titus Contracting recently completed a commercial remodeling project for Alter Logistics in St Paul. Jeremy Goldstein of Alter Logistics reached out to Titus Contracting in early December 2016 to start the bidding process on a stand-alone office build-out the transportation company was considering. After spending a few months interviewing contractors and collecting proposals, Titus Contracting was awarded the project.

The stand-alone building had not been used in years and was a storage space at best. Titus Contracting’s commercial remodeling division was tasked to turn the space into a bright and inviting area for the Alter Logistics’ team to office out of as the company expanded.

Here is a 3D tour of the building before.

The work included bringing new plumbing into the building, as the old system was a septic-type system, and adding ADA bathrooms. Designing and installing a new HVAC system for heating and cooling was also necessary; as well as a complete re-wiring of the space, new walls, windows, drywall and ACT ceiling. The floors were completed using an Epoxy coating to give them an attractive look, while still giving Alter Logistics a durable product that will last for many years to come. We finished the project with all new doors and millwork, paint and lockers.

The project was another complete success with a very happy client. Titus Contracting was proud to work with Alter Logistics to complete their project and help their company move forward.

Here is the 3D tour of the completed commercial build-out and renovation.

The Top Renovations Tenants Look for in a Rental Property

As a property manager or owner of a multi-housing property, you know just how competitive the market can be. There are many remodeling projects renters look for, and wish their property managers would invest in. At Titus Contracting, we are often asked to help with tenant improvements in Woodbury and the surrounding areas. Here is a brief rundown of what the most commonly requested tenant improvements are and why potential tenants seek them out in a place to lease.

Ample Storage

One of the first things potential renters look for in a new home or office space is ample sized closets for clothing, toiletries, files, and more. While you cannot increase the size of your property, there are several ways to increase the size of your storage. You can create storage space where it didn’t exist before, as well as make the most out of the storage areas you already have.

New Windows

If you are considering any large scale tenant improvements before renting your property, new and improved windows should be at the top of your list. Older properties in particular will benefit from upgraded windows. New windows will regulate the inside temperature, therefore increasing energy efficiency. Often, tenants have to pay for their heating and/or cooling and want to know that their money isn’t leaking out through old, faulty windows.

Updated Kitchens & Bathrooms

If you can only focus on one or two areas during your next round of tenant improvements, make it the kitchen or the bathroom. Small but impactful projects, such as new taps, faucets, light fixtures, backsplashes, and energy efficient appliances will upgrade the look of the unit and make it more appealing to potential tenants.

A Fresh Coat of Paint

Whether or not you have the time and budget for larger scale tenant improvements, you should never turn over a rental property without giving the entire space a fresh coat of paint. It lends an overall cleaner look and shows you put the time and effort into getting it ready for future residents.

Offer More Amenities

Add a fitness center, laundry room or common area to increase your building’s appeal. With today’s emphasis on health-consciousness, having an on-site fitness center is an attractive amenity to a lot of prospective renters. Titus Contracting has constructed plenty of fitness centers throughout the years, so we can help add this great amenity, and many others, to your building!

Advice from the Experts: Design for a Happier, More Productive Office

Is your office space currently an environment aimed at optimizing your employees’ productivity? If not, what are some ways to get there? Happy employees are the foundation to productivity. From lighting to pops of color, there are many ways to create a positive workplace. When you start seeing your workplace less as a building and more as an environment, you can begin a commercial design build for your Minneapolis business aimed at increasing both accountability and productivity.

As a company that specializes in office remodeling, we’ve helped countless business owners with their office renovations and remodels. We have a few great suggestions on how to optimize your office for getting the job done, as well as some suggestions to help you get started planning your next commercial design build.

Let There Be Light!

There have been several studies about the affects of natural light on workers. From darker spaces causing Vitamin D deficiencies to unnatural light messing with workers’ sleep patterns; there are many reasons to let the light in on your next commercial design build.

Employees need access to sunlight, and, maximizing on the natural light that enters your office with strategically placed windows or interior walls made of glass, can help increase their access to natural light. You can also strategically place solid walls so they won’t block employees’ access to daylight. There are also many options in smart lighting systems to help fend off the lack-of-light blues. When you contact us for your commercial design build, we can discuss your many lighting options and help increase your access to natural light.

Productive Pops of Color

Add an element of surprise with unexpected flourishes. Decorate your space with colorful accent walls, murals, and more to brighten your employees’ day. Drab colored walls can limit your employees’ creativity and thus decrease productivity.

At Titus Contracting, we love to incorporate these subtle elements of design in a commercial design build, knowing what a new coat of paint or accent wall can do to the dynamics of a space.

Wide Open Spaces

It’s simple. When the walls come down, productivity goes up. An open floor plan can make employees more accountable for their actions. Social media can be a terrible distraction and with the walls down, there will be less looking-over-the-shoulders and more work getting done. An open floor plan also helps increase morale, as well as in-person interactions.

These are just a few of the many ways to help increase productivity with an office remodel. Are you ready to learn more about a commercial design build for your Minneapolis business? Call Titus Contracting at 952-746-7817 or contact us for a Consultation.

Titus Contracting to Begin Alter Logistics Commercial Remodel Project

The Titus Contracting commercial remodeling team is currently working on a project in St Paul for Alter Logistics, a company specializing in shipping and receiving via barges, rail and trucking. Expand & Support Business

Add something that increases productivity. Do you need more room for specific amenities or products? Are you ready to integrate technology and a fresh new design into your commercial property? Give your office or building not only a face lift but also upgraded technology . Make your meeting rooms smart meetings rooms with the ability to reserve them remotely. And, surprisingly enough, a fresh paint job can instantly update your offices and conference rooms. Simply adding new paint and updated décor will create a brighter, more productive place for your employees to meet and work in.

Create Corporate Culture

You may have heard the term “culture” a lot recently. It can often be the driving force that attracts and keeps employees. People connect over shared experiences and stories. Give your employees more room by converting to an open floor plan or add amenities that will increase interaction and overall day-to-day well-being. Many companies are choosing to add small gyms, café’s, recreation rooms or larger break rooms (and even nap rooms!) to increase morale and thus increase productivity. Show your employees you believe in them and the work they are doing by investing in the business with additions or a remodel. Our job as commercial design builders is to help you create a space that reflects and enhances your values to support the natural curation of culture, with a better functioning and looking workplace.

Decrease Your Company’s Environmental Footprint
In the long run, a new commercial design or build could also help save you money on energy consumption. As doors, windows and lighting options become increasingly energy efficient, the ‘green’ possibilities are endless! You will not only save money on your power bill, but you are doing something good for the environment. Your employees and clients will appreciate it too!

Radon Testing While in the Midst of Lower Level Renovation

This is a guest blog by AmeriSpec Home Inspection Service.

Radon is a real and scary carcinogenic gas that is often found lurking within lower levels of homes across the world. You may own a home right now that houses that very horror. But, you are in luck! There is no better time to have your basement or home tested for the presence of radon than while you are having your lower level remodeled.

A remodeling in your lower level involves a lot of ripping up the old to replace with the new. The exposed walls and other bits of basement that otherwise have not seen the light of day for many years offers up the perfect chance to get a radon tester down there. Radon testing is a quick and easy investigation that yields results in relatively short order.

Radon Testing for Homes

Very small cracks, those that are so small they are not visible to the naked eye, are all that radon needs to infiltrate your home. Thus, just about any house in existence offers the welcome opportunity. The existence of radon’s concentration within your home is dependent upon the amount of uranium existing in the rock and soil that surrounds it. Driving force (pressure differential) “pushes” the radon into your home, via the leak points.

Once you are aware of the presence of radon, you can indeed do something about it. Radon remediation can very easily be worked into most renovations. It is the perfect opportunity to have the work done. There are many different approaches you can take towards eliminating radon from the home.

A family of ventilation techniques (sealing, sump pump ventilation, block wall ventilation) are the current preferred means of radon reduction or removal across the world. Sealing involves caulking between joints and walls any openings. Utilizing epoxy sealants on openings or cracks in walls and floors will help seal up entry points. Sump pump ventilation involves sealing in and around the pump itself and utilizing an exhaust fan to send that air outside. Sump pumps being a number one culprit for encouragement of radon entry, this is a good measure to take. Block wall ventilation is just that, installing something of a piping and fan network to send the radon that enters outside of the home.

If radon is on your mind, it is time to have your home tested. If you already are in the process of a lower level renovation, testing and solutions can be applied to ensure a safer home. Risks for late in your life are minimized by dealing with issues like radon now.

Amerispec Home Inspection Service provides radon testing in addition to their home inspection services.
