The Titus Contracting commercial remodeling team is currently working on a project in St Paul for Alter Logistics, a company specializing in shipping and receiving via barges, rail and trucking. Our team will be transforming one of their outdated buildings into a brand new space for their employees.
This commercial remodel will be a total overhaul; including all new plumbing, electrical and HVAC throughout the entire building. To run new waste lines for the plumbing, our team will need to saw cut through the floor, and a new RTU (roof top unit) will be added to the updated heating system. We will remove all the old walls in the existing space and re-frame the space with new steel stud walls. The remodel will also include grinding down the floors and coating them with an epoxy coating, and adding a new ACT grid ceiling.
The Titus Contracting team will be adding brand new offices, bathrooms and a conference room. We will also be creating a new locker room and separate break room for the Alter Logistics employees; including showers, new cabinetry and lockers. Our commercial remodelers will also be cutting a concrete wall on the west side of the building to add in a new aluminum store front door for easy access to their truck weigh scales.

Titus Contracting recently finished the complete build-out of a brand new Papa Murphy’s Pizza in Lakeville, MN. Our commercial contracting team worked with the franchise owners to turn a former laundromat into the take-and-bake pizza chain’s newest location.
This extensive interior build-out and remodel required demolishing the pre-existing interior space, including walls, ceiling, carpet, plumbing and electrical.
Once the old space was demolished, new walls, plumbing and electrical were added. A brand new ADA-compliant bathroom was created as well. The space was tiled, and a new industrial sink and cooler were added. The Titus Contracting commercial remodeling team set up the food assembly line and mixer to make the space functional.
Next, all the fun, finishing touches were added to give it the recognizable look of a Papa Murphy’s restaurant. This included wall signs, menu boards, door stickers and the signature outdoor sign. Titus Contracting is proud to have worked with the franchise owners of this brand new Papa Murphy’s Pizza in Lakeville to build a great new place for locals to enjoy.

Radon is a real and scary carcinogenic gas that is often found lurking within lower levels of homes across the world. You may own a home right now that houses that very horror. But, you are in luck! There is no better time to have your basement or home tested for the presence of radon than while you are having your lower level remodeled.
A remodeling in your lower level involves a lot of ripping up the old to replace with the new. The exposed walls and other bits of basement that otherwise have not seen the light of day for many years offers up the perfect chance to get a radon tester down there. Radon testing is a quick and easy investigation that yields results in relatively short order.
Very small cracks, those that are so small they are not visible to the naked eye, are all that radon needs to infiltrate your home. Thus, just about any house in existence offers the welcome opportunity. The existence of radon’s concentration within your home is dependent upon the amount of uranium existing in the rock and soil that surrounds it. Driving force (pressure differential) “pushes” the radon into your home, via the leak points.
Once you are aware of the presence of radon, you can indeed do something about it. Radon remediation can very easily be worked into most renovations. It is the perfect opportunity to have the work done. There are many different approaches you can take towards eliminating radon from the home.
A family of ventilation techniques (sealing, sump pump ventilation, block wall ventilation) are the current preferred means of radon reduction or removal across the world. Sealing involves caulking between joints and walls any openings. Utilizing epoxy sealants on openings or cracks in walls and floors will help seal up entry points. Sump pump ventilation involves sealing in and around the pump itself and utilizing an exhaust fan to send that air outside. Sump pumps being a number one culprit for encouragement of radon entry, this is a good measure to take. Block wall ventilation is just that, installing something of a piping and fan network to send the radon that enters outside of the home.
If radon is on your mind, it is time to have your home tested. If you already are in the process of a lower level renovation, testing and solutions can be applied to ensure a safer home. Risks for late in your life are minimized by dealing with issues like radon now.

We would like to share another recent KMS Management project: Windsor Gates in Brooklyn Park. For this commercial renovation, we’ve been working on many great, new updates to upgrade their apartment complex. This project includes completing a new party room and rental office area.
With the codes related to pools changing, many multi-family companies are downsizing to just one pool at their facilities. This was the case for Windsor Gates. The pool had not been used for a few years, leading the company to consider a major remodel of the area to convert it to useable space. We filled the pool and concrete was poured over it, creating 3,400 square feet of open space. We’re now remodeling this space to create their new party room and rental office area. This update also includes major HVAC upgrades, featuring two new RTU (rooftop units) fed down through the roof and spread through the open ceiling concept with spiral duct work.
The Titus commercial remodeling crew will be framing and adding drywall to create new walls to divide the space into the party room and offices. Both the party room and future offices will require all new electrical, including new pendant lights and can lights throughout the space. The hallways will feature sconce lights. We will also be creating new men’s and women’s bathrooms for these spaces. This will include all new tile and plumbing.
For the exterior portion of the remodel, we have cut through the brick facade to create four new 5 foot by 5 foot windows, to add plenty of natural light to the new interior space. To comply with city and state codes and to ensure usability of this new space for all, we added a new 80 foot long ADA ramp. The ramp features fully code-compliant railings, addressing the client’s concerns about making this space accessible to those with disabilities.

We have another exciting project we wanted to share details about. We recently worked with KMS Management on a large multi-family remodeling project in Minneapolis.
We first began at The Calhoun, which is located in the high-demand, Uptown area. We worked alongside the property management firm and their architects to complete the design of this apartment complex.
Our team of commercial remodelers started by completely remodeling the apartment complex’s rooftop exterior deck; including the pool, barbeque, and social seating area. We brought this space up-to-date using maintenance-free products, and completed the grill area using stainless steel and granite. We also added a bar area and gas fire pit as finishing touches to this excellent rooftop entertainment space.

We then moved to the front façade of the building. There are many new buildings in this area, creating a need for the owner to give the apartment community a more updated look. Using wood and steel, along with LED lighting and specialty signage, we were sure to make this commercial remodel meet the client’s needs for a fresh new look. A new product, called DI-NOC, from 3M, was used to give the columns a chic new look. This is a specialty film that can give existing finishes an updated look without completely replacing everything.
Continuing to modernize the look of the building, we renovated their signage both on the upper corner of the building and by adding a new marquee sign alongside the front steps. We also wrapped the front retaining wall in aluminum for added curb appeal. Other updates we did to the front entryway include: adding a new eyebrow to the upper porch (again, using the DI-NOC), and on the underside, adding a beautiful cedar plank ceiling.

We have another special project we want to tell you all about! Our commercial remodeling team recently completed a project for the Hyatt Regency in downtown Minneapolis. We handled a variety of commercial renovations and hotel updates for them.
The new Building Engineer for the Hyatt Regency contacted Titus Contracting to bid out various commercial remodeling projects throughout the facility. One of the projects was the remodel of two of their bathroom facilities.
The bathrooms were in dire need of a facelift. Titus Contracting aided in the design and selection of materials, and completed the bathroom remodels in a very tight time frame. Since the bathrooms were linked to the hotel’s conference facilities, they needed them to be finished with minimal downtime.
Our commercial remodeling team at Titus Contracting also completed high-tech hardware updates, completed room remodels, replaced doors, and completed millwork for this upscale hotel.
